I am looking at investing into real estate with my parents. We are all starting out and looking at multifamily homes. We have been looking at different entity's and are not sure which one to go with. I'm leaning more towards the partnership because it avoids the annual fee of the LLC. Is there a problem purchasing a property under a partnership and putting them into land trusts?

@Justin C. Justin I am 22 and just starting out as well, I am located on the Cape and the prices are pretty similar to Boston, seems a little high for me just out of school and just getting into real estate. I am looking at the same buy and hold strategy and will probably be looking in central/western mass due to the price difference. Best of luck to you man see you around.

@Mehran K. I am familiar with the rules I have watched a couple of different videos and some other blogs on evaluating deals and I am starting to understand it. I don't really have any experience or really any knowledge about the mortgage process because I have only been in rental apartments when I was in college and when I did try to get pre approved for a mortgage I was denied due to the fact I have student loans and my debt to income ratio was to high.

@Kristopher K. I am looking at a buy and hold strategy and mainly looking at small multifamily homes due to the convenience of falling under non-commercial loans and still have multiple units with separate cashflows. Any information about local groups or individuals would be greatly appreciated. I wasn't however looking in my area for investing. Due to the prices of Cape Cod as many of you are aware I was looking more off cape due to only being 22 with all student loans. However I am 100% open to suggestions or any guidance. So far everyone on this site have been extremely helpful. Thanks in advance.

Hello,

My names Christopher Karras, I'm new at this ive never had any experience in real estate but have been on this site pretty much non stop for a little over a month and just signed up, never even really been part of any fourms so this is really new to me. Anyways I'm 22 and recently got out of college. My day job is a marine mechanic but am looking to get into real estate. I am mainly looking at buying and holding small multifamily properties and am really looking forward to talking with everyone and learning as much as possible.
