I've been reading about this method. Are cash buyers particularly cautious with people who dub themselves as "wholesalers"? I'm all for making money, but it seems to me that people try to assign contracts to a cash buyer that are ridiculously over priced, or "based" off ARV. I have one rental in Denver, Co and I was intrigued by wholesaling by the earning potential in what seems to be a too good to be true method. 10K off of ONE deal is great, why the asinine markups? Another thing is the contract itself, I've obtained one of these "contracts", but it seems pretty basic. Does anyone have experience in assigning contracts, or should I give Jerry Norton all of my money haha thanks in advance!

I recently bought half a house last year. 4 bed, 2 bath, with finished basement and garage. I utilized the VA loan. I am aware I can purchase another utilizing conventional/FHA.

When growing a portfolio, how does one obtain financing without breaking the bank? Putting down $10,000 just isn’t realistic right now. How are people obtaining all these properties within a year? Are they “leveraging” properties as collateral to obtain new properties? Thanks in advance!

Do I need additional coverage on top of my homeowners?

Do I need to add supplemental on top of my existing homeowners insurance because it’s an investment property? Specifically wondering about coverage of tenants and if that even matters

Listed for $338k, mortgage would be around $1600/month. 2 beds 1 bath per unit. What would be a fair price to charge for each unit? Each unit also has their own garage. Thanks in advance! (Aurora, Co)
