I dont think any of those options work for us at this time. We are hoping to start investing in real estate while hopefully also getting my mom a new place, but if that doesnt make financial sense then we will just get a rental property somewhere else 

Hi everyone, I recently purchased a very outdated duplex and am renovating pretty much the whole thing. I'm going to be painting the walls and ceilings next, but I am unsure what to do with the trim and doors. They are both a stained brown it seems and have held up fairly well over the last 30 or 40 years I'd say. I think white would look much better, but I am worried that's going to be a lot more work and I also fear how well the white paint would hold up over time (they are rental units I know they'll take a beating and potentially chip/ scratch). Does anyone have any advice on what I should do here? Thanks!

I'm planning to build one of the preapproved ADU plans provided by the city of Sacramento in my backyard (using a an owner-build permit). I'm currently completing the site map of my property so I can submit my permit application. I have all my bids and estimates from my subcontractors so I'm getting really close! I would love to connect with someone currently going through the process or who has completed the ADU build. I have questions around lining up subcontractor timelines, inspections, what to pay close attention too, what you learned, etc...

Can an HOA restrict rentals in North TX? For instance, if I bought a property in an HOA community and decided to use it as a rental can the HOA tell me no?

If they tell me no, and I do it anyways... what kind of consequences may happen in Texas?

Hello everyone! My name is Joel and I am new to real estate investing. I'm a bit of a late bloomer as I am in the over 50 crowd and just getting started. Looking to purchase my first property in the next month or so and with a goal of having 5 properties by the end of the year. My plan is to purchase single family homes and rent them out using the BRRRR method. Any advice would be greatly appreciated.
