1. Have her move in with you.

2. Get her a nice place in Mexico on the ocean. A few minutes drive from the border.

3. Bring her to San Diego put her on section 8.

Good Luck.

 haha

I dont think any of those options work for us at this time. We are hoping to start investing in real estate while hopefully also getting my mom a new place, but if that doesnt make financial sense then we will just get a rental property somewhere else

Have you thought of building an ADU for your mother? I know it's popular in CA. Momma will be close and you won't have to spend as much since houses in CA are insane.

Quote from @AJ P.:

Hi everyone, I recently purchased a very outdated duplex and am renovating pretty much the whole thing. I'm going to be painting the walls and ceilings next, but I am unsure what to do with the trim and doors. They are both a stained brown it seems and have held up fairly well over the last 30 or 40 years I'd say. I think white would look much better, but I am worried that's going to be a lot more work and I also fear how well the white paint would hold up over time (they are rental units I know they'll take a beating and potentially chip/ scratch). Does anyone have any advice on what I should do here? Thanks!

I highly recommend you paint the doors and trim. It will make the room pop! My 2nd rental until was built in 1963 so the doors are the wood style color and the trim was wood style color as well. Once we painted them it made the room truly stand out. I can send you pics so you can see the huge difference. DM me and I'll share the before and after pics of the rehab. Tenants will take care of your property if you take care of them. Send them small gifts on their bdays. Wish them a happy mother's day if they are a mother. Small little gestures they really appreciate. 😉

Hey there!

I'm planning to build one of the preapproved ADU plans provided by the city of Sacramento in my backyard (using a an owner-build permit). I'm currently completing the site map of my property so I can submit my permit application. I have all my bids and estimates from my subcontractors so I'm getting really close! I would love to connect with someone currently going through the process or who has completed the ADU build. I have questions around lining up subcontractor timelines, inspections, what to pay close attention too, what you learned, etc...

Thanks in advance!

Tom

I'm curious as well. @Thomas Blocker what software are you using for the site plans? I'm trying to do the same thing here in the Dallas area.

Are there any section 8 investors in Shreveport Louisiana? How has your experience been? Looking to find out what your property is renting for. Thanks so much

If you check the section 8 website in yoir area you can search by zip code on how much they are paying. I'm in Dallas and that's what I used for some guidance.

Post: HOA restrictions for rental in North Texas

Quote from @Bob S.:

Hello

Can an HOA restrict rentals in North TX? For instance, if I bought a property in an HOA community and decided to use it as a rental can the HOA tell me no?

If they tell me no, and I do it anyways... what kind of consequences may happen in Texas?

Thanks

I have a rental property in an HOA in South Dallas area and they can't say anything. As long as you follow the rules like lawn maintenance, paint the fence a certain color, keep the house a decent color you'll be fine. You are the owner and can turn it into a rental as you please. You own it. 😊

Quote from @Joel Jackson:

Hello everyone! My name is Joel and I am new to real estate investing. I'm a bit of a late bloomer as I am in the over 50 crowd and just getting started. Looking to purchase my first property in the next month or so and with a goal of having 5 properties by the end of the year. My plan is to purchase single family homes and rent them out using the BRRRR method. Any advice would be greatly appreciated.

Hello @joel! welcome aboard. We have a DFW groupme which has investors in there. If you are interested send me a DM with your number and I can add you to it. I would be happy to help as well. I have 2 rentals and just completed my 1st BRRRR.

Hello BP Fam! I recently purchased my 2 rental property down in South Dallas (Desoto). It has a 1.5 detached car garage. I was thinking of turning it into an DADU. I wanted to see if anyone has done something like this in the Dallas area? Any guidance or tips with growing through this would be much appreciated. current structure is roughly 300sq ft.

Hello BP family! I have a cousin who will be going to the location below and needs a place to stay for a couple of weeks in the ATL area during training for his new job. Below is the exact location. If anyone has an STR please let me know. We rather give the money to a BP Investor then a random hotel. He's open to rent a room as well. Thanks!

Dates: May 5th to May 21st
