I have a client that is a first time homebuyer that was recently informed that his new build would be late by 3 months. He is interested in terminating the contract, is that possible? Can he get his EMD back?

Thanks Jaron.. I think i should have clarified.. I was thinking of a situation where as an investor, i purchased an off market home and then rehabed it with Hard Money funds and then attempted to flip it.

I am a new agent/investor and curious to know the how banks can approve a loan for a flip when the property was paid up for in cash.

I am a super motivated agent that has not been able to close 1 deal for over 7 months. I have done everything from calling every soul in my sphere to running ads in offices, social media and have not had any traction. I seem to attract folks that have dreams to buy a home but have really terrible credit and not quite ready to fix their finances to qualify for a loan. I have a passion for helping people meet their real estate dreams but lately i have lost my zeal. What strategies can i adopt to secure more actionable leads especially when i am new in the field.
