To generate $30,000-$40,000/mo "passively," you would definitely have a small real estate empire...especially if you used leverage to do it.

Hi Natalie,

You always have great input on BP so directing this question to you. Do you see any red flags with taking an unsecured loan of less than $25K? I was approved for MUCH more than this, but am reluctant as I'm constantly doing refi's on properties and don't want the secured loan to impact my ability to do that.

I also reached out to SBA to see if they'd send me the terms and conditions (strange they aren't readily available on the website).

From my experience, that has mainly come into play with conventional/FHA loans. With portfolio loans, you can literally deposit the money in your account the day of closing.

EDIT: As I hit send I realized this was posted in the multi family forum. Not sure if there are different rules for that (my multi family experience has been with duplexes only)

Not sure about the custom frames, but I don't provide window screens. It's just something else that constantly needs replaced.

Agreed! Just had a tenant move out (after 3 months of tenancy). Found out she snuck 4 cats in the place! Awful, awful smell! Ozone machine (along with carpet cleaning) got rid of all of the smells! Place was re-rented in 1 week.

Look at it this way, if you paid off your mortgage, how long would it take that extra monthly income you gain to add up to $100K again?
