I'm in Washington and planning on taking my designated mortgage brokers exam. I was planning on using Kaplan to prep, but it is no longer available. Any recommendations?

My partner and I have been doing this for around 7 years, we have grown slowly but surely as we both have full time jobs. We are at a point where we are big enough we could use some help.  Someone to take some of the burden off us on the managing rehabs and property management.  It would take some stress off us and help us to grow quicker.   I feel like when I listen to the podcast they always gloss over the transition from doing it yourself to having a crew of 15 people.  


My question is, where are you finding your first hires?

I'm currently at Bryn Mawr Trust and it takes 3 emails and a follow-up call to get someone to reply, usually a day or two later.  Any recommendations people like? Ideally in Chester or Delaware county.

I was looking at some auctions for owner-occupied foreclosed properties in Delaware County.  I wanted to better understand what would come next if I bought one.  I reviewed the FAQ for evicting tenants, but couldn't find anything about the eviction process when it comes to owner occupied foreclosures.  Does anyone have a link to some information on this topic?

After doing smaller projects on our homes, we've taken on a larger rehab.  We have subs lined up for electrical and plumbing, but need to find laborers to help us with the construction.  Anyone have tips where they find people and how they vet people?

I had some success with direct mail in this space.  I built a list where they had over 50% equity and was able to find several older owners who were ready to retire and interested in selling.

Thanks @Rich O'Neill.  My partner is in Wayne, so he is the boots for now. I'm out there in August to check out some other places and will have to explore the area.
