Hey John,

As long as you have an underlying renters policy with liability coverage, PersonalUmbrella.com should underwrite an umbrella for you.  Your broker would have to get appointed with them or you would have to contact an Agent who is appointed.

Hi Dave,

My recommendation to my clients is to always have at least as much liability coverage as you have in personal assets or net worth.  If an incident were to occur and you are sued, one of the first things the attorney will do is try to find out how much they can get out of you.  Also, keep in mind that they can sometimes sue for future assets.  In my opinion, individuals with multiple investment properties should always have extra liability coverage or an umbrella because of their exposure to additional risk.  And the average cost of that additional coverage is relatively inexpensive.

Depending on who your auto insurance / primary home insurance carrier is and how many rentals you actually have, they should be able to provide you with an Umbrella quote.  For those investors who have 5+ properties, I usually recommend personalumbrella.com.  They write stand-alone umbrellas.

Your best bet is finding an independent agent who has access to several insurance companies in order to find what best fits your needs. It would be easy to find one who is at least licensed in NY, NJ, and PA being that they are so close.  I can refer you to a good one if you'd like message me.

Prior claims on a property *could* impact a policy premium even if you didn't own the property at the time of the loss.  It depends on the company and what type of claim it was.  Also, depending on the type of claim, some insurance companies will want proof that a loss has been completely remedied prior to insuring a property.
