@Account Closed they have vacant land lots in Kern and San Bernardino for only $500? I haven't researched much about vacant land. Is it any good? What's your experience with it?

Other than that there is a Thousand Oaks meetup every 2nd Thursday of the month at 6:30pm at the Thousand Oaks Mimi's Cafe. Hope that helps!
