Parking is street parking on Reseda Blvd., and Rayen St. 

I'm not sure a potluck style is necessary for a 10:30am one. That or maybe we can do coffee, bagels, and donuts.

@Dara Diallo From my personal experience.... I wanted to wholesale at first, but its harder than it seems to get deals under contract. 

There's also a thing they talk about on the podcast where a bunch of people are thinking they can start as wholesalers and build there way up in the industry. It is possible, but still hard. But yea, I think some guru classes are spreading that idea. I personally thought of wholesaling first but am now transitioning into fix and flips and buy and holds. 

And yea, they also seem to recommend staying an investor and not being an agent, from what I've heard.

Hi, I'm a newbie looking to try and do my first deal. I finally found one that looks good, but I don't have the cash needed to do it. It's not on the MLS. The property is only $35,000 but needs a cash buyer for the purchase. I'm mainly looking to get my feet wet and get into my first deal. I'm looking for someone that obviously wants a bigger chunk of the deal.

I'm also wondering if there are other options as well. I already asked about seller financing, but they are not interested at the moment. 

These are the stats according to the Bigger Pockets Rental Calculator if rented at $650:

Monthly Cashflow: $327.58

Total Cash Needed: $36,400

Cash on Cash ROI: 10.80%

Income-Expense Ratio (2% Rule): 1.79%

I found the deal, now how do I get the financial partner?
