@Miles Stanley send me a message and I can give you the contact info for the insurance brokerage we use.  They are based out of Houston but cover all of Texas.  I received 2 binders from them in the last week for my investors getting ready to purchase a project with hard money.  They can run you through the different options of coverage for both the rehab process and for when it is rented out.  We sell on average about 25 discounted properties per month in the San Antonio area and they are our go to guys.

Hi @Lisa Renee,

I think it's a great idea to start investing while you are still active duty, even while over seas.  I've personally seen more than a couple success stories from it.   I work for a investment real estate clearinghouse here in San Antonio that also has offices in Tampa and Atlanta, as well as 10 other cities around the U.S.  I'm sure I can be of assistance in helping you learn more about each market and find some deals.  Also my wife works full time here at Lackland A.F.B. and does real estate part time.  I can speak with here about property managers that help active military and understand your unique situation.  Feel free to reach out to me for anything advice.

@Jennifer M.  I've been with a company in San Antonio that wholesales properties to investors for the last 5 years.  Our go to guy has always been Jay Bhavsar with Secured Risk Insurance Group out of Houston.  He can seamlessly change your policy from builder's risk when rehabbing it to a Landlord policy once rented.  He brokers it out to other companies to get you the best rate depending on your needs.

Elizabeth, I am a licensed agent in San Antonio and have been wholesaling for years.  We used to do assignments or double closings when selling to the investor but strictly do a double close now by purchasing with our own cash.  I have also purchased off-market properties from other licensed agents assigning them to me.  As a licensed agent, you are required to use the TREC contract.  Don't see any reason that you would not want to.
