Can you wholesale with a Realtor's License in Texas?

I would appreciate the opinion of a licensed agent/investor in TX about acting as a principal in buying a property from a lead that you had created.

I would also like to ask if you are obligated to use the Trec contract when buying a property for yourself or you can use your own contract form.

Thank you
