Hey fellow BP members,

I was hoping a few of the investors in the DC area (specifically Northern VA) could share some of their trusted contact information for General contractors and Sub contractors. Looking for licensed professionals, who are Honest, and do quality work. Plumbers, Drywallers, Painters, Electricians, Roofers, Carpet/Wood Floor installers, and Interior design specialist. Also looking for a good Home Inspector as well. I'd rather talk to a few of the people that fellow investors have used and trust, versus trying to weed out a good professional from a Google search or yellow pages.

Your question is more about financing and that depends on a number of ways you can go about doing it. Traditional mortgage through a bank (bank owned REO's), private lendor etc. It also depends on the stage of when you buy the property, buying it as a shortsale, or foreclosure before it hits the courts/auctions.

You can borrow money from private lendors or use Hard money or even borrow money from a self directed 401K. They all have their pros and cons, mostly how fast you can get the money and the cost of the loan. Browse through the different topics on BP, read some of the articles and you'll start to realize that your question really all depends on your method of fiancing, intrest rates for your loan, how long you'll be holding the property, etc.

currently finishing up the J Scott's - The Book on Flipping Houses. Received it as a Christmas gift, and ironically, my brother who bought it for me, had no idea I had just joined BP. So far its an excellent read, and a great guideline for flipping houses.

Hey BP members,

Was just listening to podcast 051, and they suggested I go here, introduce myself and so here I am.

I've been interested in Real Estate for the past several years, since purchasing my townhouse in 2010. Market had leveled off after the decline and there were lots of foreclosures, short sales and I ended up with my primary residence for a really good deal. Looking back now, wish I would have aquired more property.

I've been reading books, and educating myself over the last few months, and have comitted to aquiring a SFR property by the end of 2014. Earning cashflow primarily through owning SFR is my primary goal, with Flipping houses another interest of mine. Those are the areas I'll be focusing on first.

I currently work downtown in D.C. for a small law firm as an IP docketing specialist. And I DJ about 45-50 gigs a year mostly on the weekends.

When I'm not working, I love to be out on the water in the summer, fishing, boating and enjoying life.

Anyways, feel free to reach out to me if you're local or have the same focus in mind. I'm here to make friends and business contacts.

Such as CROI, ARV, ROI, and terms like "wholesale" etc. Im a newbie here and have figured out what a few of the terms mean, but would be nice if there was a link/page I could check to verify a term when I don't understand it. (If one exists)
