My tenants finance my Christmas too. Its called Late Fees. Usually, I get a nice $300-400 bonus when all late fees from all the units are added.

I am sorry, but I disagree with 25-30 days as a norm. I have seen HML come through in 7-10 days. Although, I haven't done any HML myself yet, I know quite a few people who have done it very successfully. Also, what does it have to do with the first deal. First deal typically means slightly higher interest rate and/or higher down payment. Why does it need to have any bearing on how soon the deal can close?

After reading responses from everyone and some self reflection, I came to the conclusion that I am in a much better position right now (almost envious) with plenty of time at hand. I will focus on developing real estate investing business over a traditional brick and mortar business. Thanks to all those who contributed.  If at all, it makes more sense to invest in franchise as an investor rather than hands on manager.

I don't see a case where newbie brings an experienced guy a deal, and gets to learn  from the experienced guy, and in return the experienced guy would get a split of the profits a bad deal at all.  In this case, a symbiotic relationship between a newbie and a veteran can be developed.

I know someone who had terrible experience with marriage. Last time I checked, people are still getting married. It all depends on what the deal is, who is your partner, and do either of you have enough knowledge about the business to salvage it from going south. JV can be a great way to learn the basics of the business.

Flip 2 properties.  So far I have only been buy and hold investor.

@Christine Mwai - I am fortunate enough to have a broker who lets me keep 100% commission. Its a local broker in the DMV area. I don't pursue my realtor license for other clients very actively, and primarily use it for my own investing needs. You need to find a better broker if you are paying lot of money in splits.

Have you looked on Craigslist? I find a lot of good cleaning crew on CL.
