I'm in Austin as well and am in the process of trading in my FHA bought Single Residence Home into some sort of multifamily home. The FHA loan is great with low up front costs, but they get you with I think 1.5% PMI costs for a min of 5 years for any amount financed under 80%.

It seems with prices now this is the only way to get cash flow while accounting for the items mentioned above by Joe Fairless. The first step seeing what you qualify for. I can refer you to an awesome group that made the process very painless for myself the first time around if you'd like.

@Jon Klaus - We have found a few properties that fit the mold of what we're looking for, but I wouldn't say there is a surplus. We are wrapping up a few renovations this weekend so we'll start searching harder and visiting properties to make a deal. Maybe this is me being naive, but I'm not intimidated at the moment because I feel fairly confident in what Austin is and which areas have potential or lack thereof.

@Chris - I believe the increases in certain neighborhoods. I'll check out meetup.com and try to attend. My wife just joined a real estate group in Austin as well.

Very new to the real estate game. I am interested in multifamily properties first and foremost, meanwhile my wife is very intrigued by flipping houses. We are in the process of trying to sell our primary residence for a duplex - fourplex that we will reside in to kick off our real estate investments. Interested in learning anything possible and why/why not some are interested in Austin right now while others are not.
