Clayton, I work with New Western out of the Tarrant county location. We don't have anyone with those names working here. I'd like to know more about what happened, sounds like you were selling a house and your agent did told us your bottom price you'd take for your house? I'm a little confused how we fit into this scenario.

Keep in mind most wholesalers will not work with a conventional loan, cash only. Most require $5,000 as a down payment as well.

My wife's job would put us near Southlake/Grapevine. Considering buying a fixer upper... Would love some advice on everyone's takes on under appreciated areas and where you all see the most potential for growth. We'd be coming from Austin, so I understand both markets are pretty similar at the moment, so it may be a every single area seems to be growing... 

We'll be up this weekend through Monday or Tuesday if any other investors would want to connect, it'll be tough starting in a new market but would love to find a mentor and help add value to whatever they are doing while learning as well. I've embarked a little on flips down here in Austin and have a very small % of a development that is only 2 months old, still working through the platting phase, so I have a lot to learn but am very eager as well. My specialty has typically been putting the deals together and partnering with a GC, but I really feel as if I need to do every aspect before I'll truly be successful, so open to learning/partnering with anyone.

Just curious if anyone has done this and the level of success? I'd figure that a house that couldn't get leased or was taken off the market may have a higher possibility of wanting to cash out.

We have done something similar and the way it was put to me by a lender/friend, you only guarantee that you will live there a year, and the odds that the mortgage company will send out someone to investigate is incredibly small. Just don't change your address with them and get your mail forwarded to your new address. If they do find out they'll call the note due potentially, but odds are you'll get past a year and as long as the mortgage is paid on time no eyebrows will be raised to check in. Once you get past a year, I believe there is nothing they can do anyway.

Just curious if anyone uses a website other than county tax websites to obtain accurate data for a yellow letter campaign. Also, what have been your most successful types of data other than absentee owners?
