Can you explain elaborate why that is a bad idea exactly? The reason I asked is because my colleague in Dallas just did a new construction project for $150K and sold at $250K and mentioned it to me being that it could be something to consider as I live in Conroe TX and I dont imagine the 2 markets are extremely different.

That was more asking in terms of the hard inquiry on my credit recently and the time I should wait (if any) to make another hard inquiry on my credit at all or given my credit score?

Hi, I am a RP starter in TX who is looking to secure a line of credit for their second rental property. I have bought the barren land already and am looking for around a $50,000 personal line of credit to use on the trailer home i plan to buy and put on the land and for any renovations or future properties as it would be revolving and resuable after I pay it off each time. My credit score is a 802 on FICO but I recently (2-3 weeks ago) had a hard pull on my credit to request a credit increase on my personal credit card. I've called up my local credit unions and have found revolving LOC, with simple interest, that are unsecured for 8-10% interest. I do not have an LLC. Property would bring in $1,200 in rent a month. Make about $48,000 a year in salary after taxes.

My question would be if I need to wait to apply for one of these PLOC? If so how long? Is that the best loan option to begin with? What do the credit unions look for to approve applicants? And any general guidance would be super appreciated. 

Hi, starting to fix up my first rental property and used one of the BP lease forms to use as a blueprint but how/should I get a real estate attorney or appropriate guide to look over the lease and let me know how to fix it up legally and make sure there’s no holes according to current Texas RP laws?

Just bought a barren piece of land and am looking to see if there is a comprehensive checklist to do before you can move in a rental property mobile home into it. Such as clearing out the the land (obviously), ditch installation, septic design/permits/install (which in itself involves acquiring land survey, possible site plans needed), etc. Want to make sure I am not missing anything big before I make the large purchase of a mobile home to put onto it. Thanks!

Hi. I just bought a barren piece of land (.75 acres) and am starting to look into septic contractors so once the system is in I can put a mobile home onto it and rent it out. I found a contractor and he says to get started he needs a land survey, I didn't even know what that was and now have seen online anything from me needing to hire a $500 surveyor or that I can get a copy of my lands survey record at a county office (my property is within an already built urban neighborhood). Any ideas where I can check to see if there is a survey record of my property or the best steps to find a cost effective surveyor? Thanks!
