Post: I Need A Proof of Funds Letter Today!

For your proof of funds letter you should try and find an investor friendly title company in your area. Most likely they will have or know of a transactional funding company. This is the best way to go because if you are closing deals at this title company they will always back you up should the seller decide to verify the letter. Ant to Micheal R. These letter are not fakes they are just not provided my mortgage lender usually hard money lenders or transactional funding companies.

A world of advise is to make sure you always look presentable, clean cut, and act mature do not fake being mature. No one will want to believe a 22 year has 100k laying around to purchase there house. I myself am 24 but everyone thinks I'm like 30. If you present yourself correctly and you show true knowledge and passion for you craft you will succeed.

Getting your RE license is good only so you don't have to through away any leads. You can turn those leads that ask for full price in to listing, I understand that. But for me to bust my butt and have my broker sit back an collect 30%-50% of my commission i say,"no thanks!" Expecially when my main goals is to eventually start on rehabs.

Wholesaling is a great business but the real key to success is something the gurus will never be able to teach you and that is,"Charisma."

The term charisma (pl. charismata, adj. charismatic; from the Greek ???????, meaning "favor given" or "gift of grace") has two senses: 1) Compelling attractiveness or charm that can inspire devotion in others, 2) A divinely conferred power or talent.[1

Charismatic people get far in live period. You have to have the ability to attract others and make sure when you speak you are not forgettable.

When I got started I bought a roll of 1000 4x5 stickers for a $100 online. The stickers said," Avoid Foreclosure & Save Your Credit ###-###-#### or Don't Rent it - $ell It!".
I put these sticker at every gas station pump in town. Or the other one I my mentor actually made me do in order for him to assist me, he had to measure my commitment. He showed me how to build an NOD Mailing list for free then I had to go door to door and every house I did not get answer from I had to leave a sticky note(very important gives a personal touch) that said," hey buddy sorry I missed you call me when you get this" and every one that was vacant with no realtor sign in front, instantly was mailed a yellow letter in a hand written party invitation envelope.

When marketing remember to watch what color combos you use. Combos like white and blue, black and neon green, or yellow and black. Your message should never contain all capitalized letters. The Fist Letter of Every Important Word Should Be Capital Only. Only when the word is a attention grabber like ATTENTION! or WOW! Should they be all caps

Hi to all,

first off best of luck to everyone in all future en devours. I was also interested in wholesaling hud's. Since I have found that working with private owners is kind of a frustrating since home owners never like to accept the true value of there home. I get many leads but I am finding now that many leads I generate for whatever reason tend to be better candidates for sub2 and short sale deals. So I thought to close a hud they would have to be flipped either buy sale of land trust or llc.

I also recommend looking in to flipping short sales. I went 8 months trying to flip my first home, the mentor I worked with here in FL was a short sale investor he tried for a while to get me to do them in stead of chasing NODs and absentee owner. One day a realtor from out of town called me(facebook) he had a deal in my area. Long story short I sent out a email blast and the number were so right in 2 hours I had 5 cash offer and a new private. Lender. I sold in 1 week!(Its just a suggestion)

But back to the subject. Any clarification on the exit strategy would be greatly appreciated.

I am a big pitbull lover! I have had one all my life. So I am very familiar with their tendencies and aggression, which I will says is really their playfulness misunderstood. They are just strong ruff dogs.

Most insurance companies do not allow pitbulls but they miss that there are different pit bull breed as a whole they are know as bully breeds. If it is an American Staff, American Boxer, Bull Mastif etc...Yes they are all pitbulls but pitbull is a category not breed and this is were I have seen tenants find the loopholes. the insurance companies do not specifically name each breed tenants beat the system.

I have also seen tenants who were granted special privileges do to either needing there dog for therapeutic physiological purposes in other words a person is depressed and needs there companion. And the other was a person who showed proof there dog was trained through professional obedience training.

I say "Yea!"

Properties with tenants in them make great deals! But only when the renter is paying an amount of rent that would be appealing to your end buyer. I found that experienced landlords will pick these deals up all day every day since they are educated and familiar with the proper ways to raise the rent need be.

And as far as the holding cost are concerned you shouldn't real worry about it you will never be dealing with them. I will say though it's a good idea to know what they would be in case the end buyer decides to ask.

I think new wholesalers miss the real concept of the business. We like to call are selves real estate investors but in all actuality we are really bird dogs inspiring to be actual investors(in most cases not all). When it comes to marketing your deals we should not be marketing on websites without full ownership of the property.

This is the reason why the gurus preach so much about building a buyer list, so we could avoid public marketing. Although it is not in anyway unethical to sell any interest you have we still must operate carefully because there are many people, real estate agent especially. That do not understand or even want to try and understand the legal creativity of the business.

Hi to all,
I am a wholesaler in Florida and our purchase and sale agreements have a box the seller can check with the option to assign or not as well. Are laws state that the contract can only be assigned if the seller signs off on the assignment of contact. In other words all intentions to assign your contract must be made know to the seller. If the property sells great if not than the wholesaler just lost their deposit. And sellers are not dumb by the way, I rarely get away with $100 earnest deposit it's typically $1,000 minimum.
