Good Evening,

I would like to become a real estate investor, but at the moment I do not have the money or the capital. I'm active duty military and going on deployment very soon..I thought it would be a good time to start the process of becoming a real estate agent to work my way up in the real estate field. I'm located in Jacksonville, FLA and I was wondering if anyone could recommend good schools or advice. Thanks!

Good Evening,

What makes you want a private lot as opposed to a community lot?

I would consider a builder but I'd rather it be somewhere that isn't a community with HOA or CDD fees. I'm trying to steer clear of that. Are there any communities you can suggest that offer homes with this criteria in that area?

 Good evening Tim! It's both. I'm going to reside in it but this definetely isn't a dream home. I'm in Jax for a minimum of 3 years so I'm ready to buy and stop renting at an apartment. The plan is to rent the property out in the future. Most likely to military since there are 2 bases here and there will always be a demand for housing. Being in the military, we relocate, ALOT. I plan to start purchasing homes in the areas I get based to later own as rental properties. Or fix and flip and resell. So my goal is to build something I'll enjoy living in and won't give me the issues some older homes have, and rent it out once I relocate and still not have to worry about big fixes like a roof, plumbing, etc. for a while being that it'll be a new home. But who knows, maybe I'll end up moving back into it in the future being that Florida is where I plan to settle down.

 Awesome! Browsed the site and it's definitely up the alley of what I was looking for. I've met military members that have worked around the loan and built their home from the ground up. That being said, I've heard it can get tricky finding someone who will agree with working with this situation.

 Hey Marcus. I'm looking into areas with A school ratings. Fleming Island, Green Cove Springs, some areas in Orange Park, St Jhons, etc.

Awesome advice! I had no idea how I should go about attacking this but I will definetely take your advice and research a Home Designer. Where would you typically suggest finding one that is qualified and reputable? I'm active duty military and currently touching base with my lendor to see if this is possible with a VA home loan.

Hello everyone! I'm researching the possibility of purchasing a lot and hiring a builder to construct a single-family home. I've come across many builders and developers that construct in community settings but not on private lots. Any advice on how to accomplish this?
