It is difficult to find a good wholesaler, in Orlando, Florida lot of them claim to be one. For us we need properties but the deals they keep bringing to us are not feasible. Most of the deals presented to us are with claiming low rehab and high ARV (numbers are fudged) . This is where it helps to read J Scott's Book on Rehabbing, it has helped us tremendously . It is a art to be wholesaler and even bigger art is Finding a one. Good Luck.

I am also in East Orlando area, I have purchased 2 properties from wholesaler, after looking at 15-20 of them. I am also looking for a wholesaler, who is good at their job he/she does , and not fudge the rehab and ARV numbers.

Hello, My Name is Harry Khiani. My wife/partner of 33 years, Cindy (who just passed Real Estate sale class and will have her license after soon taking the state exam just for our business only), have had 14 rental properties and successful clothing stores in Alaska. After joining local investor group in Orlando, we have purchased 2 Properties from wholesalers with cash and are currently rehabbing them. We are not new to investing, just finding & flipping .What we need are local mentors not paid Gurus (we don't need hand holding) to help us understand local market, help us find both an investor friendly realtor and the right contractors. Our goal is to do 12 first year, we have been paying cash so far. Our three year business plan is in 20-24 flip/ Annually . Any help or advice would be appreciated. Thank you
