In general, the market for rents above $1500/month is pretty soft.  In the $400K purchase price range, rental prices are around $2500/month.  Such a home will not cash flow without a huge down payment.   And homes that rent for $2500/month can take months to rent.  I am personally aware of one in a beautiful gated community that has been on the market since July.  (Not mine, fortunately.)

Hi Eric, I just did an investment in WA in the way you described. Purchased using cash and planned to cash out for the next investment. When I was asking my lenders to provide me an offer I notice the interest rate is much worse than an investment property purchase loan - we're talking about close to half point difference on a 30 year fixed loan and I find it noticebly hurting my cashflow. If a cash offer helps you to be a lot more competitive in a given market, I think it's a good strategy to deploy. If not, you want to do some calculation to see if the marginal advantage can offset the higher interest rate you need to carry into your next investment project.

How's your experience with OmniKey? How good are they at sourcing, qualifying and managing tenants? Would you recommend their service to your friends and family?

@Andrew Johnson Great advice - I totally agree, precisely why I'm on the forum. ;o) I'm a bit struggling with two types of different properties for this investment - Duplex with proximity vs. SFH in a more residential neighborhood, with Duplex much higher on lot size and sqft. What's your view on this one?
