Post: Handicap accomodations to a non-ADA unit

I have a tenant in a mobile home that broke her leg ( not on my property) and is at a rehab facility. The facility called and demanded I install a handicap ramp and rails for her. My contractor says this will cost $800-$1000.  My question is how much am I required to do and who is responsible for the bill? I want to be reasonable, but let's be realistic. Thoughts? Suggestions?

@JD Martin While not necessarily the norm in my market, I provide washers and dryers, and not the used cheap stuff off FB or Craigslist. It's in my lease that damage from misuse will be paid by the tenant. Also, we try to work with a higher end client and they appreciate the "extras." That said, I selfishly provide them in order to avoid flooring and wall and hall damage from to them bullying the stuff in and out. It works for us. In the case of college students, I am inclined to provide them because 1) they don't have them and need them and 2) the damage in and out far exceeds the cost of the machines. I would either make a deal on entry level sets with a local vendor if you need numerous sets or look for good used matching pieces that should last several years. I think mismatched, scratched and dented machines say you don't care, and sends the message "why should they?" Just my 2 cents.

Hi Nathan. Thanks for responding. The rentals are in Green River. I have 4 here in Riverton and when I put them on Facebook I pull the ad in 24 hours. We keep really nice and very well maintained units. Green River is new to us and evidently a bit steeper learning curve than I anticipated.

Thank you MaxT and Jay. I do allow pets in the other units (rural SFH), with a $250 non refundable deposit and $50/month extra. Would you suggest more( but refundable) deposit and an additional amount for a second pet?

Thank you. At the present time, I am at or slightly below for comparable units. The nearest one is much lower quality with hardly any parking and they are getting $660. I have them on Facebook, and a number of rental sites. Zillow is getting me the contacts, but they all have dogs so far. We offered $100 to the present tenants for an accepted referral. Maybe we should up the ante there.

Hi Everyone, 

I am a shadows lurker who reads much and is very hesitant to post. With the recent purchase I am now at 20 units.  I recently purchased a 16 unit complex and am renovating the units.  4 are complete, but I have been able to rent only one. Extensive  research on pricing was done and I am asking $700 for 2 bed 1 bath fully renovated in western Wyoming in a very nice neighborhood with upgraded exterior and plenty of off street parking. The interest I get is from  folks with dogs ( I love them I own 4) but am not permitting them because of the renovations, the potential for damage, noise and failure to pick up behind them. I understand it may be a bit challenging this time of year, but I need to know where I am erring. I am asking for short term leases to get to spring to renew for a year. The rental consultant claims I am doing everything right, as does a friend with rentals I need rural Idaho. I am looking for constructive advice on what I need to correct. Thanks.
