My experience tells me otherwise consistently in the houses under 1M despite all the media's headlines on how housing market is dropping...I grabbed a bungalow in Ajax right by the lake last week, which was listed just over 700. There were 12 offers on that one and I went straight to 1M cuz I really want it thinking yeah I will be overpaying but in the long run it should be fine and there is no way I will lose out on this bid. Then it took hours for the agent to let me know the result - apparently they gave it to me after some discussion regarding me and another bidder. I was like what...there are other people who would be doing this at the current market on this little Bungalow?

very true. I never have to worry about financing for my commercial units in my portfolio as qualification is on the building itself. Residential is the problem...

I know it's not too big of a problem in US as you can keep buying houses as long as you can get the downplay cash, but in Canada with the super tight qualification it's very hard to qualify for mortgages now, especially as a full time real estate investor without showing any income on paper with only cash for downpay. I have lots of investors whom have the same problems as me. So finally I solved this problem last week and have been on a buying spree, but I have also heard that people would pay for someone to qualify for mortgages on their behalf so they supply the cash for downpay and (for example) I can just qualify for mortgages and in return hold the property under my name and get paid for it. Has anyone heard of this setup? risks? it almost seems to good to be true...

So I moved back to Toronto to take care of my various real estate strategies/assets/companies, and of course I reviewed all the products we do - flipping, multifamily, buy and hold etc. My jaw really dropped - a 7900 sq condo near where I live in downtown (new construction) is selling for 1 million; when I look at my flipping pipeline, there are only 3 areas in Toronto core that have properties under 1 million; and multifamily buildings are all over 200k per unit in areas we usually buy outside of Toronto...should I be really worried?

Hi everyone thanks so much for all the info! after looking into a bunch of stuff and talking to local realtors and investors, it seems like ROI on STR is about 13-14%, which is lower than what I'm getting right now in my other projects and assets in Toronto, does this sound right?

Hi everyone, I'm a Canadian looking into US and STR near Disney area is what I heard the most. I got some numbers but I'm not sure about the 80% occupancy rate and assumed yearly appreciation assumptions in the sheet. I'm wondering if local agents and investors who own STR in Orlando can give a shout here regarding the real numbers/expectations and experiences. Not sure if I should go for small like 2-3BRD or 4BRD+ and what is the realistic expectation. My primary goal is to max ROI/IRR, not self use.

Any insights will be appreciated!
