Curious about Orlando STR and what are the real numbers/experienc

Hi everyone, I'm a Canadian looking into US and STR near Disney area is what I heard the most. I got some numbers but I'm not sure about the 80% occupancy rate and assumed yearly appreciation assumptions in the sheet. I'm wondering if local agents and investors who own STR in Orlando can give a shout here regarding the real numbers/expectations and experiences. Not sure if I should go for small like 2-3BRD or 4BRD+ and what is the realistic expectation. My primary goal is to max ROI/IRR, not self use.

So the overall occupancy rate for hotels in the disney coridor is over 80%. If you get hot and in demand community, you could have fewer vacancies. Unfortancaly the lower end stuff and the older communities don't perform that well. I would look at the condo hotels that have a lot of amenities. They can be run on a hotel system so when people book, they don't even know they are individually owned. Feel free to PM me for a one on one conversation. Im always happy to help.
