Phoenixville is great for flips if you can find one. We are doing a great flip in Phoenixville right now. Expect a 40 day complete turnaround with an 80k profit. Will know in about 20 days.

Are you kidding? That's crazy, that's where my kids go. If you ever come back I would love this tiny house or 2 on my lot, I live on almost 5 acres with a pond and have often thought these work great as Airbnb's. 

I'll follow you to see your progress.

Thank you for taking the time to respond to me about Pottstown.

My focus has actually been Phoenixville, but so far no luck. I've made a couple of offers, but being conservative to give me 1st time flip elbow room for mistakes. I'm meeting some other Phoenixville investors at the end of the month.

Drove up to Pottstown yesterday and looked at a few places, which were SCARY, the first time my husband has EVER heard "I think this is over my head."

We are of the same mindset on owning and not overextending, so you can carry through a down turn.

 Yes, I think flipping. Originally thought buy and hold, but I live in a pricey market and think buy and hold numbers are hard to make work. I have an offer in now, we'll see how it goes. The numbers are good, but wound up being multiple offers. They asked for best/final gave the top I could pay- my terms were great, but I was still 35 under ask. So we'll see. I was super conservative on my numbers 1.) because it really is my first 100% flip 2.) I offered no contingencies,  no inspections.

I have been obsessed with RE for most of my life, buying my first property at 22. I was flipping before that was a coined phrase. I called myself a house gypsy, improving, redesigning and moving on. My specialty was dead inventory, the longer the better. I once purchased a house that had been on the market 4 years and sold it in a year for $50K profit (this was 1997) .

I had children and needed to grown thicker roots for a bit, so took a hiatus. As well as I wound up in higher end RE, which is just frankly more expensive to flip, which frankly demotivated me for a bit.

I'm now in the position to start investing with out having to house hack, and looking and learning the ropes.
