Wow, that is rough and I can see, how not living there this might have been missed. Please let me know how this winds up for you, is anyone responsible. Since it was an estate does this change your status?

I'm no expert, as am just now getting up to speed and evaluating multifamilies. I have made 2 offers, but I don't own one yet. That said, I think this is a deal. I can't come close to these numbers where I live. I think you should be up about $700 /mo. (excluding reno). The interest rate is awful. I was just quoted 4%.

Do you have the cash for the renovations?

Butcher block is high maintenance and easily destroyed. I would not recommend in a rental, you'll be kicking yourself next year when you have to replace it again.

HI Marc,

Hang in there and be conservative. There are people out there investing in Pottstown. I was on Chestnut and King Sts a couple of weeks ago looking around. I saw a couple of projects happening on Chestnut. The property on King I looked at is now under contract. Drive around and try to find a crew working, that might be the crew for you too.  I spoke with a restaurant owner who lives there and he actually gave me a positive vibe, this is not a short term investment, as there are still quite a few properties that are underwater.

BUT, 10 years from now you might look back and think that was the buy of the century.
