I was listening to a recent BP podcast and they brought up the topic of Cash Flow and appreciation for buy and hold properties. I'm curious to know what factor is most important for some investors when they are looking to buy and hold ? I'm pretty sure the answers  will vary based on the different markets you invest in but I'm curious to hear what you all think.

@David T.  I think they both are important and both of them are vital to making the deal successful. Sometimes people who are over analytical like myself can get stuck in the planning phase and end up never executing.

I viewed a 3 bedroom 1 bath bungalow in Oak Park today and the upstairs bedroom is where a fire started. The home needs a ton of work but could be a great flip if done right and bought at the right price. This isn't a wholesale deal it is on the MLS I'm looking to rep someone who is interested as their buyers agent and listing agent if they decide to flip. Email me if interested.

@Scott K.  while you mention the bad areas such as Dexter/Davison and by the city airport you forget to mention good areas IN the city such as Rosedale Park, University District, and the Boston Edison District. These areas are still sought after by people who want to live in the city. As far as Downtown, Midtown, and Corktown these are neighborhoods where people work and live and are spending a good amount of money to do it. Will it ever be perfect no, no major city is but is it improving yes.

@David Roberts if they don't have a signed lease you can change locks and put there items on the street but you can't physically remove them you would have to call the police. But once word gets around that it's a criminal charge now I'm sure most of these people will leave on their own.

You're right David when I inherited a property my mother was renting out I was stuck with a squatter and it was a nightmare. I felt bad because the lady had kids but at the same time she was breaking the law. She didn't trash my place but she drug it out in court and it took me about 5 months to get her out but it could have been much worse in terms of her vandalizing the place. Just have to keep an eye on vacant properties especially during these months when it starts to get cold.
