Renegade Investors is a good local REIA meets 1st Tuesday of every month in Detroit. The organizer is changing the format and possibly the location so just look it up on Meet-Up. Great group of experienced people who are really helpful.

Does anyone have any ideas on how to create a deal portfolio ? Something you can show a potential partner or private lender ? I was thinking something just as simple as an excel spreadsheet but it always seems like something that should be more elaborate. I'm probably over thinking it but all suggestions are welcome.

Most experienced investors will say don't worry about it until you've done a deal. I didn't have one when I did my first deal but now I'm working on my second one and I just sent off my paperwork to get it registered. I think it's a personal preference but you will eventually need it if you plan to be making money.

@Ryan Ilardi I have had my license for about 7 months now and I'm with a small broker but I am now looking to move to a bigger company. The training and support just isn't what I was looking for. I also invest and work for a full time investor on the side but I still want to build a successful business as an agent and in my situation I can't do it where I'm at. I know people who've had success at smaller companies but right now my experience with a small company has been brutal. Good luck !

@Lori Thedorff Lori I actually found him on a BP podcast he was featured on their podcast and I reached out to him. We had coffee and I helped him with a few things and a few months later we made me working for him official. Look for people from your area who have been featured on the podcast. Good luck !

@Christophe Noualhat I would suggest visiting the area yourself that way you can gauge what neighborhoods you're comfortable with. There are good affordable suburban neighborhoods right outside of Detroit as well. Next you need to build a team to be your eyes and ears in the area.

@Jerel GarnerThe only way to purchase before the auction is to buy it directly from the owner. It sounds like the property manager has run off with the owners money.
