Thanks you for sharing all the information, I started checking out some of the 5 to 8 units apartment recently, but have not made any offers. Have you put any of your properties on the LLC? or this is your first one. Once again, thanks you, and I will looking forward to hear from you adding more units in your real estate portfolio for 2017.

 Rob McFarland Congratulation! How is your experience with the 8 units apartment? Especially with the loan process. I always curious to know because I have never involved in any commercial loan. Again Congrats! that is the best way to end 2016.

Thanks you for all the advises, they are sure valuable information to take into account before investing in Kent

, I am looking for multi-family for passive income. one thing really trouble me, I looked at some of the plexes, the crime rate seem OK, but all the schools (Elementary, Middle, High) rating are so low( between 1 to 4 out of 10 ) by greatschools.net. Since you are from Kent,what is your thought on these schools rating? I only checked 2 out 5 or more zip code  in Kent. Thank you in advance.

Hi Dan,

I did not know that buying insurance for 100 years old plex will be a problem. Did you buy the insurance already for your property already ? If so, I am interested in the price? and who is the insurance carrier?

 @Bill Gulley What a wonderful philosophy in life! I have not met any mentor in my life that come close as you. It is indeed that your contribution that make this BP community so valuable. I,too like Mindy Jensen, and @Joe Splitrock wish that I could find this BP earlier. Well, I can't complain as the old saying " late is better than never". A month ago I could not imagine there such web site as BiggerPockets would exit.

Thank you for all the wonderful inputs, I know there will be a tough road ahead, but knowing that I have the whole BP community behind me. It just a good feeling. I feel  like now I always have someone to talk to regarderless success, or failure. Hopefully, I will able to share with you all the new deal I make after joining the BP community in the near future. Once again thanks you all, until next time.
