@Rich O'Neill Hello Rich. Thank you for the suggestions. Yes I actually tried Vanguard Realty. However, because Vanguard ( the financial group) has a few sub-companies and Vanguard as the parent company is restricted. So any company with "Vanguard" as part of the name I have to open a case and have them evaluate...which takes forever.. lol But thank you for the suggestion. 

I am actually going with Springer Exton.

I am looking for brokerage that takes part-time agent that's newly licensed. Near Exton/West Chester

A few Challenges i ran into:

1. No Big name brokerage. I got my licensed in Feb.2021 and was with eXp. However, I have a full-time job with a consulting firm that defined eXp as 'Restricted Entity', which means I can't work with eXp anymore. Any national brand like KW, Century 21, BSHW... mostly are restricted. 

2. Don't have floor time/ cold call requirement. My other Full-time job is very demanding. at this point I will not be able to commit 

3. I am new. The reason why I got licensed was to invest. Got to start from somewhere. I want to learn abt how to handle the transactions and do my own. But will need help from seasoned agent's as mentor. 

Any suggestions or advise are greatly appreciated.

Looking for recommendation for CPA / Tax strategist for this and next year. Anyone has recommendation? I am in PA (West Chester area)

Here are my situations:

1. I worked in PA but lived 2 states (PA, GA) in 2020

2.I will be first time home owner this year (hopefully) 2021 in PA

3. I have cash from oversee families both 2020 and 2021

4. I will be buying 2nd and 3rd properties (hopefully) 2021 in PA and maybe out-of-state ( NY, MD, GA)

My main concerns are:

oversea cash gift and living in multiple state, how are they impact my tax?

when i rent out my 1st and 2nd property in the same time, how does it in pact my tax bracket.

Debating Tax lawyer or accountant for this and next year. Here are my situations:

Some online said Lawyer helps u stay out of trouble and CPA helps to strategize, what's your experience? specially for investors that receive money from oversee families.

I just passed my exam and looking into different brokerages, EXP is one of them. 

And i notices there's the mentorship program - whom guide you during the first 3 deals, and the Sponsor - who suppose to be the influential factor of you joining EXP and guide you thu the application process. (aka referrals) 

Question: 

can i connect with potential mentor(s) before joining? 

what else does sponsor offer?

Licensed agents, which brokerage did you join and why? 

I recently passed my salesperson exam, I am new to real estate but I am ready to buy 1-2 properties. 

My priorities are 

1.learn about the process/gain access to listing and build a network 

2.save money on commission and some extra income . why not   -

Some questions i have 

- Which brokerage has good training for brand new agent? I hear Kelly William is good? 

- Does any brokerage helps you for your personal transections ? 

   I am planning to buy 1 - 2 next year, i am too new to handle my own deal the 1st year, and hoping to get help ; and i am planning to buy 1~2 every year so I would like to handle my own deals without paying the commission to the brokerage if possible.

Long term I want to be an investor, but i dont know anything and i need to start from somewhere. So with working from home, i had a little extra time and passed my real estate exam. (Applying license will be next step, score is valid for 3 years)

I am going to be a 1st time home buyer, I have access to $60k-$90K cash, 750+ credit score and stable income. I am ready to buy 1 or 2 properties. Price is crazy now so I am waiting and keeping eye on market. 

Should I get license, get some knowledge and save commissions on my own properties ? I learn that agent has to disclose they are an agent, but what are the downsides buying properties as a real estate agent/investor?

Newbies here and looking for suggestions.

Background :

-Good Full time job, high 700 credit score, low debt(student loan), 50k cash saving, studying PA agent exam.

-Market: Chester county, PA , West Philadelphia suburban.

-Goal: House hack to start with , and rental or flip. Planning to get 1~2 properties.

-Timeline to buy: now till mid 2021. (Currently renting)

Questions:

1. what kind of loan is the best options to go? I definitely want to buy 1 and rent out other spaces; I also exploring the other of buying 2nd property . Is there anything U will recommend me to considered when looking for loan as 1st time buyer, house hacker and potential 2nd properties?

2. What things I should look at when finding an agent? I saw some articles saying “find investor friendlily agent” what does that mean exactly? Just experiences with investor?

3. Any suggestions on the Chester PA county market (west Chester, Exton, Kenneth square, downington ) area? Anyone does rental properties? What’s the vacancy rate/tenants ?

4. I plan to take the real estate exam early next year, if I get Lucky and pass before I buy anything, is it a good idea to close my 1st property on my own purchase ?

I am interested to become a part-time agent and currently taking online classes for the exam. I am very new to this process and would really appreciate any recommendation on finding a broker to hang my license with in Chester county, PA. 

I have a flexible full-time job as a data engineer and I plan to keep that. But I would love to learn more about real estate investing.
