I am currently in the throws of my first deal.  I got a contract on it Saturday and am now marketing it.  Having some good dialogue and definitely forging some relationships.  Success is imminent!

In my PSA if I state that the Buyer pays closing costs this cost would be incurred by my assignee right??  So If I assign the house for say 70K my assignee pays 70K + closing costs right?

Should my assignment fee be stated in the assignment contract.  

For example, seller A agrees to 50k, I find buyer b who will pay 60k. 

 Do I write in the purchase price on my assignment contract as 60k and cash out at closing or do I write in a purchase price of 50k on the assignment contract and add a section for a 10k assignment fee?
