I realize this post is a little stale, but I have been doing business with Ohio Cashflow and OZ Realty for about 7 years. Gotta say it has been a pretty good experience. The LTR SFH properties we acquired from them had been rehabbed well and they do a great job of keeping them leased. There are always hiccups with renters, but Engelo and his mgmt people were always helpful and addressed my concerns timely. Feedback from my renters has also been pretty positive.

We are looking to add another property or two and Toledo/Ohio Cashflow are my first choices!

EVOLVE has several issues.1) They do ZERO screening of guests. 2) Their pricing tends to run well under optimal. 3) A while back they moved to charging hosts 10% and they charge guests too. That was a big change from their prior practices. 4) They used to pay when they got paid, but also changed that to paying host at start of the stay. 5) They have not been good about following the host’s cancellation policies. 6) We got little or no support when we had guest issues, like 31 people in a cabin for 12. 7) They are still prone to the vagaries of the actual listing sites. Hard as they have tried, their own site just doesn’t draw much traffic. 8) According to some field partners (cleaners) they are going to start charging them to access the listing info.

Note #7. They list on AirBNB, Vrbo, Flipkey (TripAdvisor), and Bookingdotcom. You can do that yourself with little work.

How did this work out for you?

Perhaps an old post, but I second both Smoky Mountain Title and Tennessee Land Title. Excellent organizations that are experts in all facets of the areas, including permits, HOA, PUD, and POA.

There are many reasons to visit the area. There are a *LOT* of youth tournaments, car shows, and religious events where people look for "affordable" and convenient accommodations over "views". That is why the area is so great for investment.

Might want to revisit with MCM. The *REAL* problem in the area is a labor shortage due to COVID, overly generous unemployment benefits, and the loss of the 5000+ VJ1 visa employees that come over every year. 

MCM is accepting new owners.

Unfortunately, many of the exceptions to setbacks, zoning, and rebuilding in general have expired. But being that close you are still sitting on a prime parcel (I think I know the lot you are referring to). 

Can make a tide profit now selling it. Developing it is a decidedly tough job now as most local builders are engaged for some time. LOTS and LOTS of building going on and only so many trades people.

Makes sense if you feel you need to visit. Lots of owners have never visited the Smokies but own multiple properties. It’s all based on your style. Just don’t make the mistake of being too hands-on.
