Sean, I'm not in California but I have been in construction for over 30 years as a builder, remodels, F&Fs etc. and I have never heard of anyone wanting to see the list of building code violations. So you got my curiosity up so what is the point of this and why is it of use to you?? Just asking, I thought I'd heard pretty much about everything related to this biz. Chuck

Ryan, well your in a good location or very close to it, Austin. If you need some advise and or help let me know. I have over 30 years experience in residential & multifamily construction. I was finishing up a high end fix & flip in Austin when the market crashed, pretty much lost everything but the market is HOT in the Austin area right now and builders can't keep up with the demand. I have very good contacts for locating property and getting comps and whatever for free. I also have new contacts for investors as well. I also have plenty of references in Austin if you need. By the way, Brandon is correct in the fact that it is very difficult to find people such as himself and like me, so let's talk and see what happens. Chuck C.

Hi Ming, I can send you a website that will tell you pretty much everything you need to know about tax liens and it's free. I tried to get someone to invest in these 15 years ago in Tx. when no one knew much about them. Texas is by far the best state to do tax liens. Let me know if I can help. Chuck.

How is this different that a bird dog fee agreement?? I know this isn't selling leads but if the lead is way below market value and you have house hunters looking then why wouldn't this sort of arrangement work for you? Of course bird dog deals may vary by State. Legal in Texas.

Ericka, your most likely in one of the best real estate markets bar none. I was in the construction & real estate market there for years but lost it all in the crash of 08. Even when the market was at it's peak before the crash I found upper end homes at 50 cents on the dollar. First off you never want to leave the hole open just due to fact that someone or some KID decides to drop something down the hole. Secondly the pea trap does not keep the gas from seeping up and why would you want a house full of sewer gas? Nothing kills a sale like a house that smells like stinky gas. Really, how long does it take to cover the hole or put a rag in it???

As with any real estate investment, it depends on what you buy the property for and the market value is. You have to become a GC and know your contractors. If you can't find houses below market value which there are plenty then you don't need to be in the fix & flip market. Been there done that !!! Great when it works, really sucks when it doesn't !!!

Justin: Everyone here has given you great insight so I'm going to throw in my 2 cents worth. Be very careful of investment clubs !!! Yes you will meet great contacts but I've seen people invest upwards of $20K to join these investment clubs that are gone now. My opinion is your miles ahead of the game if you find someone to invest with that has a track record and will work with you and train you hands on. NEVER go into an investment club that's looking to sell you tons of DVDs and books on how to do this. This is NOT an easy business. If your as interested in this as you say your are you won't have any trouble finding good people to help you out. Be smart, be careful and you can do fine in this business but experience is the best teacher in this business. Good luck, hope this helps.

Too Greg P.: That price seems high, but without details no one can tell you one way or the other. My suggestion from past experience is go with the oldest and most reliable foundation company. In the end it usually will save you $$ and reputation in this business means everything and can determine if you do or do not sell your house. An established foundation company should use a 3rd party engineer and if so you need to check them out as well. You have to disclose foundation issues UP FRONT and do not go with the lowest bidder EVER. Hope this helps.
