Happens every day Mark. But as always make sure everything is in writing and everyone is on the same page. I've done it and it was great until the crash in 08/09 and that ended everything. But it's back and if you can put together a good plan there is no reason it won't work, good luck.

Hey Joseph, Let me give you my 2 cents worth as a past builder. First off is the area where your lot is located suited for a spec home and will it sell? You mention some new builds and rehabbing going on, are they selling? Any reputable builder will always be open to a subordinate oportunity as it reduces his overall cost but you have to vett out the builders for that area. Lot's to consider here and you need to be very careful. I work with a wholesaler out of Pittsburg that is doing quite well so the market must be pretty good. Another option is to GC the project depending on what you know about home construction. I may be able to give you some pointers if your interested. Always willing to help out if I can, might as well use my 30 years + experience for something useful. Good luck in whatever you decide to do.

Bob & Amy, your in a great local market right there in Pittsburg. Eric, what are you looking for and where? There are tons of cash flowing SFHs, duplexes etc. I find properties for investors in different states. You can PM me for more details if you interested.

Nichole all you have to do is find a friendly RE agent for where ever your property is and ask for recently sold comps, I have never had an issue with a RE agent not doing that for me. Just let them know your looking to buy or invest in the area and you should not have a problem.
