Willie, I would love to talk to whoever gave you the financing If you can find them in your email. 

Jay, I would buying the home with a conventional home loan. I would flip it with the hard money loan and sell it to myself. I would purchase the house from my company with my VA loan that Im already approved for after the renovation.

Thoughts?

@Jay Hinrichs Yep everything is legal. Like you said HMLs don't want to work in unfamiliar areas. The property i'm looking at is $30,000. It has two homes that are not listed as improvements. Basically the land alone is worth $30,000. it would take about $50,000 on each house for a full renovation. A total of $130,000. 

ARV of home #1= $120,000

ARV of home #2= $90,000

Do the math! 

Plus, there would be two vacant lots to sell. Plus Plus, I would buy the house #1 to live in myself. As soon as I buy it we are out of the hole and everything else is profit.

Thanks everyone for this great insight! I understand that these high cost mentorship programs are probably not worth it. After all, why pay for advice from someone not in the area. 

We have a construction company and a contractor on board with 20+ years running his own business. He have given us the opportunity to use his assets and expertise for a cut in profits. Like many, we are trying to balance the line of taking it full time or not. I guess he is a "mentor" in many ways. 

I guess having a decent job is my biggest crutch. Again, thanks to everyone for the ideas and good luck!

@Josh Stevenson Thanks for the advice. We can do most small to medium size flips with the cash we have on hand. We are looking to use what we have to become part of bigger deals/flips. I realize bigger is not always better, but we are at the stage where we are trying to make a higher margin for our time. Flipping and selling small to medium size homes is great, but we are ready to move to bigger projects. Larger multifamily, corporate offices, etc. 

I feel like there are a bunch of us small to medium sized companies that can work together to make it to the next step. 

Whats the book say? 50% of something is better than 100% of nothing?!?!

My name is Chris West. I'm with a Greenville general contractor working on projects in upstate SC. We are currently working on a flip that should be completed within the next month.

We are looking for a partner. We are looking for someone who would benefit from what we have to offer. We have extensive experience with residential, commercial, and industrial construction. Bobcat, excavator, dump-truck, and the knowledge of a general contractor of 20+ years.

Our company consist of an experienced general contractor, and three Army Officers (two Clemson grads and one PC grad).

We are not looking for work! We want a partnership in some renovation deals, multi family, flips, office building flips, any great deal!

-looking to start multifamily investing and flipping homes. Greenwood SC and surrounding areas. Clemson Grad 2013
