@Chris W. What states do you sell in?

Currently I have properties in NC, SC, AL, TN and FL.

I've had success selling the vacant land I'm picking up on Facebook Marketplace but recently it seems to have really slowed down.  Anybody having any luck selling vacant land on other sites?  Any other strategies you use?  I see a lot on Ebay but haven't had any luck there.

Same company, Conrad Lending, just offered me a $500,000 business credit line under my new, (less than a year old) LLC at 5% interest. Gave them very little information and was approved if I pay $1980.50 in legal fees to close the loan. Red flags couldn't be any larger here. Stay away.

Any suggestions on managing cash between paying contractors and receiving draws?  I'm trying to keep business funds separate from personal.  During this flip I need to pay contractors before some of the work is completed but can't get that draw money back before the next payment is due.  How do you handle this?  Are there short term loan options that make sense?  Borrow $20k and repay in two weeks for example.  Private money lenders that do this maybe?

Any recommendations for a general contractor available now in the city of Atlanta.  Must be licensed with ability to pull permit.  Also will consider additional cash investors to help fund the finishing touches.
