I have a tenant who signed a 1 year lease back in Feb. Since that time, they have been nothing but problems for me, and my other tenants. They always pay on time, but the list of complaints against this from the other tenants is growing more and more each week. I have given them a few notices, but still they are becoming a problem. What would be my next step. I am in ohio.

we have a tenant who signed a 1 year lease in feb. Since then this permission has been nothing but trouble and causing problems with the other tenants. I have given them a few written warnings about items they have done. When can i, break the lease on my end and get them out. 

I am in Ohio.

There is alot of repairs before we can rent again. most of them are from normal wear and there is a smoke smell in the apartment we cannot prove they smoked in it, but someone did.

what about security deposit. Can we keep it, for broken lease. (they have threatened to take to court).

they were month to month. Was told, 4 days before the new month started, they may move out, but never given an exact date.

we had a tenant move out. They called and said they were planning to move out but could not give a timeframe. They were informed during the call they must give a 30 day notice. 1 week later, we went to the apartments and found there apartment vacate, they left. ( our lease does not state they need to give 30 day notice, "new leases will have it" but Ohio Law B) Except as provided in division (C) of this section, the landlord or the tenant may terminate or fail to renew a month-to-month tenancy by notice given the other at least thirty days prior to the periodic rental date. 

Our question is, since our lease did not state, 30 day notice, but state laws says they need to give , can we enfore the 30 day notice with them.

It all worked out, the Guy left on his own, (which we were not going to keep him anyway) We let the girl out, she was on a month to month. As for the security, going through the previous owner lease, it said the sister the the girl paid the deposit, so that made it easier, as to who gets the deposit back.

does anyone have any information on section 8 housing in ohio. We are looking for a new tenant and we have one who is applying but has section 8 housing vouchers.

I talked with a lawyer today, there is not laws in ohio on this subject. Our tennants are on month to month lease, and he advised to terminate the lease at the end of next month.
