@James R. Copeland Hey James I am a wholesaler from Ohio. You will be closing at a title company (usually, can be at an attorneys office) so no broker needed. As mentioned you need to bring your “inspector” with you when you first view the property because time is of the essence in a wholesale deal. Contract wholesaler has with the seller usually has a 7-14 day “inspection” period (aka find a buyer). The longer it takes you to make an offer someone else could easily come along and grab it while you’re waiting on your contractor or whoever to come take a look. I would never sign a contract with a buyer contingent of inspection. The property is being purchased “as-is.” The time for inspection on a wholesale deal is before you make an offer, not after.

@Kameisha Campbell 100% honesty is a must in this business. Explain to them exactly what you are doing. If they are truly motivated what you tell them wont matter. Also builds a foundation of trust because they’ll see that you are an honest, moral person.

@Naqi Taylor Do not limit the success of your business based on someone else’s feelings, period. If it’s a good deal a serious rehabber / buy and hold investor will be tickled-pink to buy it from you. When you do a double close you are buying the property and you become the owner. This means your purchase price will end up on the auditors website, most likely a month or two later. That is when your end buyer will find out what you paid originally, not at closing. This is the advantage to a double close, which you already knew. Don‘t ever let someone else tell you what your worth is.

Had an underground 300 gallon oil tank removed before we had our geothermal installed. Cost $700 to have it dug up and hauled off.

You will have to wait until the agreement you signed with his broker expires. He may have systems in place that work really well even though they might contradict your suggestions. Kind of sounds like you two got off on the wrong foot. He may have felt like you were telling him how to do his job.

In order for her to take possession of her mother / sister estate it has to go through probate.  If a judge decides that she is entitled to the property then it will be put in her name.  Otherwise it will remain in her sisters name.
