There are many. Check our sensefinancial.com or mysolo401k.net. I tend to favor solo 401k over self directed IRAs personally but do some research on both.  Lots of reasons to do this as the benefits are tremendous. Message me if you want to chat more on the topic. I use this strategy currently via solo401k. The only thing is to avoid making any disqualified transactions either direct or indirect to remain compliant.

Excellent Rental Opportunity. Needs repairs but does hold promising cash flow opportunity with solid nearby employers (Kettering Medical Center, DMax, Fuyao Glass).

Repairs: $16K-20K depending on your metrics/finishes
ARV - ~$63K (conservatively) - ~70K (aggressively)

The Good - Siding and low property taxes ($655 / year). Sheds out back can be used for extra storage/income for your tenants or prospective buyers.

The Unknown - Reportedly working fine: Water heater and furnace although I have not checked them and both are older so I would plan to replace both.

The Bad: Roof (apparently does not leak but I like to future proof my properties as much as possible so plan to replace), flooring, paint, kitchen and bath remodel and general repairs (see photos)

Great idea. There are real estate meet ups in the east valley that do that. Nothing I know of there. Doesn’t mean you can’t create it. I’m sure there is a desire then in many for such a group.

Hi All, Who do you recommend for a full service general contractor in North Phoenix? My last guy moved out of state and haven’t had any luck replacing him/his crew. Any recommendations would be great. Thanks!

Hi Vincent,

Great job looking for those types of returns. I’ve experienced the same thing and have focus all investments out of state. I think there are deals to be made in any market right now but in my opinion, Arizona it is really difficult to find right now. Midwest is hot. Are you only looking for turnkey or are you looking for some major/minor rehabs to add to your rental portfolio?

Give a call to Templeton W with T Group. They are an up and coming firm with lots of promise. Not sure if they are actively hiring but worst that can happen is they can say no. Breadth of knowledge and expertise in all areas of real estate investing (buy & hold, fix & flip, as well as usual realty services). 

Keep and trying until someone gives you a shot and when that happens, take it and run with it!

Hey all. Anyone have a sense of rents in Pinckney? Have a line on a small multifamily with all one beds in it and trying to figure out average rents. Not a lot available on rentometer or apartments .com
