im very slowly growing my buyers list via facebook, you really have to vet the people you talk to to make sure they are not other wholesalers,

i post in my area sarasota real estate groups, they can be very large groups with active buyers and other wholesalers / investors

do you think that is that because of the amount of competition or something else?

Im wholesaling in sarasota, venice, and bradenton, ive been at it officially for about a week,

i was able to secure a jv contract for a fixer in venice, but its prob not going to sell,

I think that is because it is priced to high, $205k contract versus a $150k offer i received,

the main challenge im running into is myself and not low enough offers to make a deal happen,

any thoughts?

hey, i searched for bradenton and your post popped up, have you invested in the bradenton market at all? im looking to get into a house hack in either there or venice, or even palmetto,

i used to use facebook groups alot, I would type i am a local investor looking to buy an off market property or something like that, and would post in about 10 different groups somewhat daily, i had a list of over 100 leads from doing that for a few months, no closed deals though lol

also utilize craigslist, post on there saying your an investor looking to acquire, you may get a few here and there because there is more competition now

also, you can look up peoples addresses, find their name, then skip trace that info to find their number using truepeoplesearch or something like that

 There are lots in Sarasota??? where? Also, NOT a good place, incredibly overpriced . Also throw away the books. Get to your local RE meetup, you will learn more in a day then a month reading. I have done 100s and 100s and 100s, never once reading any books on RE.

BTW , AGAIN, Sarasota for flipping land? HMM, not sure that is the place to start. 

I will attend the next meeting for sure, im just kind of putting ideas together now, 
Where would you start if you were me? I live in Sarasota i know the entire county like the back of my hand (aside from venice, yet),

Hi, late poster here, but has anyone turned a consistent solid profit using Land Academy? I'm mildly looking into it but had an okay experience with a previous REI coaching program so i'm skeptical, I read someone on the forum say all the info is on the internet and to spend the money on marketing instead
