I'll have to investigate Air BnB regulations some more, but it sounds like Henderson may be promising. I wonder how far away from the convention center/strip one can be and still make STR work?

I would also consider a more typical buy and hold long term rental, or even something in between like a furnished corporate rental, if there’s demand for that sort of thing.

Is that true only within the actual city limits of Vegas? Is there a near by area where it is legal where it’s working for people?

I'm visiting Las Vegas this Wednesday to prospect for my first investment in the area. Would like a SFR, Condo, or small MFH that needs a cosmetic rehab, to make it a high end rental. Any advice on best neighborhoods, wholesalers, turn key providers, or strategies that work particularly well in Vegas? Thoughts on the older mid century homes in Fremont? I'm also interested in Summerlin and Henderson.

I would investigate making it a bed and breakfast under City zoning regulations.  That process at least has more certainty right now than the Short Term Rental license process.

What did you end up doing? I’m renovating a property and need to get a set of sliding doors replaced. I got a quote from Renewal by Anderson, and while this house is in an A+ neighborhood, the quote still seemed high.
