@Trevor Lohman I am not as experienced as most of these people, but I was in a very similar situation. I qualified for an FHA loan of 145k with only 1 year of income from my new career. I was also finishing up school. The underwriter requested a letter of explanation for the sudden drastic change in income.

My name is Christopher Roy, I am new to the real estate business. I purchased my first home one year ago and plan to purchase my next 'buy and hold' property within the next year. I live in Port Orange, Florida. I work at two fire departments. One career, one part-time. I have read many books,articles and blogs on real estate investing, this is how I was introduced to this site. I came to this site to hopefully gather some education and perhaps guidance before obtaining my next property. My current goal is to have $3-4K/month in positive cash flow from my properties.
