@Dave Foster & @Adrian Smude  i am well aware of Suze Orman and Robert Kiyosaki, i will look into Dave Ramsey since this is the second mention of him. and i have played dozen of times the cashflow game and read his books. i have also read Suze Orman's books. one thing i do love is their point of view. i will read the millionaire real estate investor again just to freshen up along with my school books when i became a realtor....

 I understand good things come in time and great things are meant to be persued correctly, for longevity So, although i know patience will be my aid in the matter, i rather not do myself a disservice from the beginning. when i could have started on the right foot. so i will take this advice. i will speak to a bank regarding my ability to purchase a home, rather then rent an apartment. i am just concerned as to the fact my annual salary down there will only be $30,000 Since i am already taking a pay cut as it is....

Great Feed back everyone, I love this thread as I will be moving down to the Lakeland area and possibly working in Bartow. My Girlfriend did mention the horror of I 4. But here is my thought ( open to suggestions). I will proceed with Purchasing a Hud Home and actually live in it and then later on resell. I will also be a first time home buyer and I will transfer from NYC down there. Luckily my employer is international. this is why I think I will work in Bartow. So my plan of action, buy a Hud Home, Live in it and then sell it and see if I can pull a 1031 exchange for two properties later on. Before attempting to do so I will check out the local REIA Down there. SHOULD I LOOK ELSEWHERE?
