@Jon Holdman police are a great resource to ask for direction.... Meaning which courts are responsible and who sends the order for them to act. 

I did not mean to say they will immediately act because we ask for assistance I know there is a process to be followed but they are knowledgeable or know who could further assist.

Another thought that came to my mind is walk into your nearest precient where the cops are and ask for a step by step approach for eviction.... 

And you can curtail some legal expenses.... Just be extremely prudent on following the steps

Try to retro actively get them to admit you have given them a 60 day notice by texting " I told you two months ago in March 1 I need the room and again the beginning of this month why won't you guys go? ". Is it a job? I can help with that 

Once you get them to admit it will really help. U. Screen shoot it and bam !

@Eric Mitchell being a former real estate agent in NYC was not easy. But it takes some time to learn and adjust to.... 

I worked the graveyard shift as a security guard and went To my Real estate Brokerage because it was in very close proximity to my job. One thing I would tell you is people are very random and do not follow simple advice. They will randomly tell you meet me here (but you have not collected any paperwork) they usually want you to meet at a time that works to their benefit at evening and weekends . Then they will try and get slick on you . You will show one person a few homes /apartment. Sign the paperwork so you can get your commission and their partner is the one to actually rent it. So they can circumvent you and your fees . So vet them and be alert.

Also shadow a senior agent so you can learn the ropes. But remember never outshine them . Because people want you to do good just not better then them. Learn the little tricks of the office because this will save you a lot of headaches.

@Gilbert Ross Jr I understand the process of a foreclosure my question is what does the owner of said foreclosure now responsible for when it is bought besides property taxes and making sure there are no code violations....

For New Jersey & Pennsylvania the length it takes from pre-foreclosure to foreclosure is 270 days or roughly 9 months 

For the state of New York it is 445 days or 1 year 2 months and 20 days 

Unless laws have change due to the recession we just had

It is shady wholesalers like you mentioned that gives us a bad name....

Also I will tell you Ana DO NOT ACCEPT A TRANSACTIONAL FUNDING COMPANY as proof of funds 

Require a bank check or a wire to your attorneys account

Buying foreclosures in Pennsylvania

I know Pennsylvania like that of New Jersey and New York are judicial states. I know they are Sheriff's sales. I was looking at a property in Pennsylvania (Monroe County) 

Where property taxes are not that bad. My question stems from what must I be aware of when purchasing a foreclosures, given that property taxes are now my problem.

Any / all advice welcomed
