Hello there! I am a flight attendant and am looking to buy a four unit building anywhere in the US that has a good deal. I am looking for a realtor that has access to the MLS nationwide to help me with my search. Does this exist? Do I simply need a commercial real estate firm that does residential 1-4 units, is that a thing? And if so does anyone have any recommendations. Thanks.

So on HUDForeclosure.com you can purchase a functioning/decent house that could be instantly rented for $85K in a class B neighborhood with a market value of $172K that rents for $1500. 

What am I missing here? There are many deals similar to this. If it's too good to be true it usually is.

Hey there :) I searched the city websites for the most accurate information and came to the conclusion that the standard multi-family insurance policy costs $816 annually. 

And the average utilities are: 

Water: $59 per unit per month

Sewer: $7 per unit per month

Investors with property in Cleveland kindly confirm or deny or share your experiences. 

I have googled Holton Wise and they have three star reviews from Yelp, Google and other review sites. I'm sure there are good agents there, but I do not feel good about the company.

@James Wise, Thanks for the reply. I do plan to move to Cleveland, my job is remote. I do understand that most foreclosed homes are not in good enough condition for an FHA Loan, however, some are. I am not only open to purchasing foreclosures, but I do know they are generally the best deals. And thank you for showing me the "Ultimate Guide," I have read that before it is very helpful!

I am in the market for a buy and hold multi-family property in Cleveland, Ohio. I will be financing using a FHA loan and I am searching for a agent with experience in purchasing foreclosures. I am just beginning in real estate investing and am searching for another person with the same hunger that I have. I am out of state, but am able to fly to Cleveland within a days notice. Any recommendations for a honest and reliable agent are greatly appreciated :).
