Question: What was your mortgage note before and after the Refi? I ask this to see how the cashflow changes and to have a general idea on the amount that it will increase by. I just finished my renovation and will be able to Refi in 3 months.

Hows it going BP!?

I'm a buy and hold investor in Augusta, GA. Currently I have 3 single family home rental units .

Rental #1 Rented and cashflowing about $350/month (Not much equity in this one)

Rental #2 Bought as a wholesale deal for $40k, PUT ABOUT $15k into renovation and currently will appraise for about $75k 

-->Roughly 20k of equity

Rental #3 Bought off market for $50k requires approximately $15k for renovation and will have an ARV of about $130k

-->Roughly $65k of equity

My goal is to SCALE and not as worried about paying the properties off as quickly. Should I try and BRRRR both of them of just Rental #3?

Also, just confirming - I'll be able to refinance 75% of the properties ($56,250 and $97,500 respectively) correct?

Please Advise.

Hey there BP Fam, Quick 2 part question I’m looking to buy a property for about $25k that needs $10k for renovations (conservatively) and has an ARV of about $60k. Looking to BRRRR this one, which is my second rental purchase. 1) if I buy the house cash is there a way to get a Home equity line of credit - without having a lender? 2) What options are there to receive funding for the sale and renovation costs of a property, when the property is sale value is under $30k? Hey BP,

I'm currently showing my first rental property to a prospective tenant. I have decided to charge a $50 Application Fee. 

Two questions:

1) How should I check credit and criminal background (Service or Trusted Website)?

2) What should be included in my application? - Does anyone have a sample that I could use?

BP, Hows everyone doing? I’m in need of help rather quickly. Background: I’ve placed an offer on a 3-1 single family property in Georgia. I’m looking for creative financing to fund the property’s down payment. The down payment amount is about $12k total. I’d like to pay low or no money down to save capital for the next deal & perhaps a few small renovations. Current Situation: My offer has been accepted and I have 9 days of due diligence remaining. My Ask: Without reading “The Book on Investing in Real Estate with No (or Low) Money Down” YET... What are some methods/strategies to lower my upfront costs for the down payment, while not getting beat up on interest rates? Thanks for the support. Chris

Hey there everyone. I've been looking at the standard real estate websites for about 3 months and I either can't find deals or they all have multiple offers - at times resulting in a highest and best offer situation. I'm considering direct mail as I see many homes in the area with potential and would like to contact the owner. Can you please provide any support and advice for direct mail or other strategies of obtaining leads, before I head down the wrong path? Thanks in advance!
