@Kevin D. I have experienced no change from covid, several other investors I know locally have seen a slight delinquency but so far so good. Which bodes well as we move forward.  As far as the markets go, things are moving quickly due to the backlog of buyers but my data suggests that supply will slowly start to creep upward as we get out of the summer and into the fall and hopefully as supply increases prices will deflate from the over inflated numbers we have been seeing over the last years or so.

What are we sing in NEPA as far as the markets (rental,multi, ect) as far as covid? Lets get this forum back up and active!

I am investing in a  3 unit on Friday and the house is 120 years old.  One of the units a 2 bed room, has sloped floors throughout the unit.  I have already inspected and the house is structurally good settling occurred decades ago.  Looking for feedback about should I level the floors, my contractor came up with a sound plan to level the floor.  Just not sure if I want to spend the money to level the floor on a c- property that I only need slightly below average market rent to cash flo $500 monthly.  Thanks for the feedback!

This may sounds crazy but I want to refi my home which is currently in my primary name for a much lower rate (im at 5.0%), was thinking if there were benefits to refi into my llc for my rental properties and then paying rent to my company.  I plan to move out of my current home in a few years and keep it as a rental. Could there be benefits to doing this...not sure that's why I thought I would ask you fine people. Thanks for the advice and have a great weekend.

Most on the street and in the town are Blacktop, in pa having gravel makes winters difficult to snow plow or snowblower.  I do need to do some drainage work as well and since the interior is almost completely rehabbed i thought the blacktop not only provided an esthetic aspect it provided the utility to the tenants who will be responsible for snow removal which is standard in my area.

I am finishing up my first BRRRR in an upper middle class home in a great school district. I have money in the budget to pave or blacktop a driveway for about $6,000. I already have equity in the property I will be around $135,000 all in and the ARV is $175,000 - $185,000 ish including the money to blacktop. I keep going back and forth on blacktopping, thinking things like will it help my appraisal, will I be able to get a better tennant? is it worth the cost? I figured id reach out to all you lovely people to hear your thoughts and opinions. thanks so much

There was a podcast where the guest used a website to get property information I believe the title of the website had “box” in it I believe the guest was from Texas. If anyone can remember please let me know I have tried to find it again but I’m not sure what episode it was from .

As far as Wilkes Barre is concerned your not the only one thats heard its a great place to invest!  Prices are relatively low compared to the rest of the US and there is a significant pool of tenants both Section 8 as well as non Section 8 to choose rom it is not uncommon to list a place for rent and be contacted by 25-50 even more now how many of them meet your rental criteria thats another story.  If you have any specific questions about the WB let me know.

This will be a brrrr property i am a few weeks way from getting it apprised and pulling money back out.  All bills including water and sewer will be paid by tenant but because its been vacant as I rehabbed it they are my bills.  There will be little maintenance because this is almost a complete gut but I factor vacancy, cap ex and maintenance after i see the numbers.  Already have a few people interested in renting it at the $1500 mark so it will be a win and hoping to pull enough out of it to go directly into another deal.  thanks for the input and feedback
