I use a plumber for plumbing, electrician for electrical, but who is able to pull permits for window replacement? The property is owned through an LLC and I am not occupying, so I can't do it myself. The windows have already been purchased and I'm finding window and door installation companies only install their own products. So other than perhaps a GC, is there anyone else who can pull permits for and install windows? Carpenter maybe?

You’re doing a lot of paint and aesthetic stuff right?? I don’t know your situation and couldn’t read it all but be shrewd bra. Look for the greater good and always exceed code standards or meet them with quality in anything you do!

I'm going for it, man! I might need a little recovery period after this -- but, I'm going for it! :D As far as getting out before the devil knows I'm here, pretty sure that ship has sailed. Might have even been him who slipped me the card under the door. Don't know. Haven't met the inspector, yet. Certainly, more shrewdness in the future, though. Thanks, for the encouragement, Jonathan!

Yeah, that's the approach I'll be taking. Thanks, Joseph!

I agree! I'm being forged in the crucible over here! I keep telling my partner we'll be laughing about this one day, telling it's story. We're getting all our lumps out of the way on this place. Thanks for the encouragement!

Hey, @Dante Pirouz! The fact that the county wants money is why I'm apprehensive. They are highly motivated to slap me with my deserved fines! And I am definitely overthinking this. It's funny, the money flows a little more freely when there's a nice profit in site. Knowing this will be a loss has caused my brain to go into overdrive trying to minimize the costs where I can to scrape out alive. But I am feeling more and more, I just need to get the guy in there. Problem is, he wont reply to my emails -- making me very nervous.

Yeah, @Jesse Hobbs, I'm thinking this is good advice, now. I was hoping to get a GC in there to pull permits before a stop work order in an effort to avoid fines on what he doesn't know is going on in there. But, if we wind up finding out something like the back bedroom addition wasn't permitted before I got in there, I can't imagine what we would have to tear up to make that right. Thanks, for the tip.

Solid starter, @Jim K.. Yeah, that's the gist for the best approach I'm hearing. Be humble. Acknowledge your mistakes. Request his knowledge. And the truth shall set you free! (until the bill comes due and I have to file bankruptcy, but one problem at a time, I guess ;) )

Thank you, @Jesse Hobbs. That was a very reasonable and balanced explanation of the situation. Good input!

Thanks @Brett G., that's good to hear. I hear mixed things about inspectors, but obviously starting the relationship off on the right foot aids the process. I'm getting pretty encouraged by many of your positive permit story outcomes after having screwed up a bit in the beginning, as I have.

Lol... I know, @Tony Gunter! That $8k for a rehab seems absolutely ridiculous at this point. I was very green -- still am, but learning quickly. Yeah, I'm looking to get a GC in there to get his subs to pull permits, hopefully before the inspector forces my hand, but if not hopefully the inspector will work with me.
