I want to sell.  If i were to list at full value do you think I would get offers or would it be better to discount say 5% or so?

What would be a fair value for this note? Original loan amount $106,000, 15 years, 8% interest. Perfect payment history of 31 payments since originated 6/30/13. 3000 square foot home/business located on highway 395 in Red Mountain, California. Zoned res/com. Current balance is $95,489 and has 149 remaining payments.

Does anyone know where or how to locate a list of mortgage hedge funds.  My online searches have only provided very large funds.

I have researched NPNs and all aspects from funding & negotiating to accounting and legal.  I fell int to 2 deals 8 years ago that did very well for me.  My question now is once I locate the bank representative or fund manager does anyone have a scripts or suggestions on how to successfully start the relationship or open a dialog?

After being in sales I have an idea and will set up a both email and phone follow up, it is the initial contact that concerns me.
