My wife and I live immediately alongside Lee Hwy in Arlington, VA near Spout Run and our house is zoned for development. We are generating options for what to do with the land:

1. sell it as a residence (is zoned for townhouses or condos)

2. get an appraisal for it's value to a developer

- spoken to two developers and have their estimated value

3. combine it with two adjacent properties to form the end of the entire block, same zoning, for a larger parcel to allow for extra dense deveopment (when the parcel exceeds 20k sq in land, can do 10% bonus dev)

4. partner with a developer and keep some the result

5. develop the property ourselves and sell off the results

6. other ideas?

Regarding schools - North Arlington is much nicer than South Arlington, so schools are nicer up north.  Some neighborhoods, like ours, allow for a choice of two schools by right, and two more by lottery, for elementary.  The elementary and middle schools are excellent, the the high schools are pretty good.  In nearby adjacent McLean, all the schools seem to be rated excellent, even for high school.

How did the people moving to Jax make that decision? I.e. What are the metrics you used to evaluate a city, and where do you get your information and how current is it?
