Hi Glenn, I moved to Cincinnati 5 years ago. The OTR renaissance is here to stay. At this point $1 billion dollars have been invested into the neighborhood. Enough condo, townhome, and business owners are invested in the neighborhood to not let it go to pot again. Good luck in your investments here.  Nice to meet you both. Sadly, with the changes in the tax code with 2018 tax law, two years is no longer enough to avoid capital gains tax. I think you have to live there for 5 years now.

Thanks @Jeff Greenberg. So in your opinion the language I want to use is not unreasonable? I'm debating how hard I need to stick to my position on that wording (e.g. Do I walk if seller won't agree to the wording)? 

Perhaps I didn't word the question well. I trust the person who did the inspection. The problem is clear: water getting in... lots of it, where it shouldn't be. However, the solution is not clear. It could be a number of things.

I do not trust the seller, specifically, and I want to make sure that the work he does solves the problem.
